| STEP 1:
DEFINE NEEDS
Write down all the reasons for selling your home. Ask yourself, “Why do I want to sell and what do I expect to accomplish with the sale?” For example, reasons for selling include: make certain amount of money to put toward a larger or nicer home, a job opportunity that require you to move to another city, move to a new city or area. Once you understand your needs, you can craft a great offer and the timeline to sell your home.
| STEP 2:
PRICING STRATEGY

Knowing how to price your home is one of the most important parts of the selling process. You will need to take into account the state of the local market, the condition of your home, and sales of comparable homes in your neighborhood.

When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. Working with a real estate agent is the best way to determine the right selling price for your home.

| STEP 3:
PREPARE YOUR HOME FOR SALE
It’s time to get your home in “showing & selling” condition. This could include making some small repairs that could add more value to your property. Even small changes can have a big impact in the eyes of buyers, so they can envision themselves living in your home.
| STEP 4:
MARKETING STRATEGY

Establishing a good marketing strategy is one of the most imporant steps to obtain the highest offer for your home.

We create a powerful marketing campaign through social media, traditional advertising, digital marketing, broker network exposure, showings, cross marketing, international buyer strategy, agent-to-agent referrals, SEO advertising, and much more. We do all this to expose your home to the greatest number of potential buyers possible and to to obtain the highest offer for your home.

| STEP 5:
RECEIVE AN OFFER

Once your home is on the market and a buyer is interested, he or she will submit an offer to your agent through their own agent.

After determining the buyer’s qualifications, We will evaluate and present you all the offers. If the offer is too low, you can make a counter-offer or offer other ways to bridge the gap, such as covering some or all of the closing costs, making repairs, adjusting the move-in date, or leaving some appliances or fixtures for the new buyer.

| STEP 6 :
NEGOTIATE TO SELL
Once we deem the offer is acceptable, we will review the proposed contract to make sure it’s all in order and includes the necessary components.

| STEP 7:
PRE-CLOSE PREPARATION
"Once you accept an offer to sell your house, you will need to make a list of all the things you and your buyer must do before closing. The property may need to be formally appraised, surveyed, inspected and/or repaired. Depending on the specifics reached during the negotiations, you may pay for all, some or none of these items. If each procedure returns acceptable results as defined by the contract, then the sale may continue. If there are problems with the home, the terms set forth in the contract will dictate your next step. Depending on the contract, you or the buyer may decide to walk away, open a new round of negotiations or close."
| STEP 8:
CLOSE
"Once you've gone through the process you are ready to officially sell your home! You'll sit down and sign paperwork with the help of your agent and transfer the ownership of your home to the new buyer."
